Anticipated Title Registration

Earthworks

The first step is to clear the topsoil and prepare the site to achieve the required road and lot levels. This phase may also include adding or removing soil or breaking through harder rock in preparation for the next phases.

Sewer + Drainage

With the earthworks complete, excavation and laying of sewer and drainage pits and pipes can commence. These larger and deepest of the services will remove sewage and stormwater from the stage and your future home.

Road, Water + Gas Mains

Construction of the road base and kerbs occurs in this phase. Typically, the water and gas mains are also installed.

Electrical + NBN

Next is the trenching and laying of the electrical cables (including street lights) and the NBN services for the provision of power and high speed internet connecting each home.

Footpaths + Asphalt

This is where you’ll notice major changes. Construction of the footpaths, driveway crossovers and the placement of the final layers of asphalt appear on the road. Topsoil is also placed on lots and nature strips during this phase.

Completion + Inspection of Works

The final touches now occur, including street signs and road line marking. Council and the Service Authorities undertake their inspections prior to issuing final approvals. There is still an extensive amount of inspections and testing required before receiving the Statement of Compliance.

Titles + Settlement

With the Statement of Compliance issued, the Plan of Subdivision is lodged at the Titles Office where the individual titles are created for each lot. Your lot is now ready to settle and start the construction of your new home. Congratulations!
